DSCR loans, explained

What is a DSCR loan?+

A DSCR loan qualifies you based on the rental property's cash flow rather than your personal income. Instead of reviewing tax returns or pay stubs, we look at whether the property's rent covers its monthly payment, taxes, insurance, and HOA. It's built for investors, not primary residences.

Do I need to provide tax returns or pay stubs?+

No. DSCR loans qualify on the property's rental income, not your personal income documentation. This makes them a common fit for self-employed investors and anyone whose tax returns don't reflect their full borrowing capacity.

What credit score do I need to qualify?+

Credit score is one factor among several, alongside LTV, DSCR, and property type. Rather than publish a blanket minimum, we'd rather show you real options for your specific scenario. Enter your numbers above and see what you qualify for in seconds.

What's the maximum LTV (loan-to-value) I can get?+

Up to 85% LTV, depending on credit score, DSCR, loan amount, and property type. Your exact maximum will show up automatically as you enter your scenario above.

Can I finance a short-term rental (Airbnb or VRBO)?+

Yes. Short-term rentals are eligible under our DSCR program, with some adjustments to maximum LTV and required DSCR compared to standard long-term rentals. Toggle "Short term rental" above to see how it affects your options.

Can I do a cash-out refinance?+

Yes. Cash-out refinance is available alongside purchase and rate/term refinance, selectable as a transaction type above. Terms and maximum LTV vary by transaction type.

Do you lend to LLCs or other business entities?+

Yes. DSCR loans are business-purpose loans and are commonly closed in the name of an LLC or other entity. They're not available for primary residences or owner-occupied properties.
